With the new COVID/2020 "normal" and a country never so divided in my lifetime, I finally bought my "castle" around the end of June bind as I was faced with circumstances where I was in a rush. We were faced with two other competing bids (we wrote the owner a letter and they 'let' us win once we knew their price) and had our lease expire at the end of the month and thought about how the two months earlier I collected two unemployment from Virginia for two weeks. What a blessing in disguise!
My family won and we love our new home. Original owner kept meticulous records (like I do!) and I couldn't believe the incredible value we got. He spent almost $325K(!) to build it in 1996, so much for being so discerning on price, and I can't recall a time being happier about where I lived! My kids now have a pool and we just got a trampoline so I can do my work 100% in my home. Looking for some decking and garage organization services if you know anybody.
Anyway, I also own large lot 3BD/3BTH in Arlington VA (about 1.5 miles away from Pentagon and future AmazonHQ2) that is currently being leased through August 2021 and managed by a property manager and am considering other options there. If anyone knows a top-notch property manage there...
I'm thinking that mobile park homes in Wilmington NC with campground like amenities would be a goldmine around here if they done were 'cute' and the grounds look nice as there's an affordability problem here, like most places in high-demand areas, so I believe there's great opportunity especially given the current state of the commercial real estate. I'm thinking container homes and trailer would be most cost effective way to provide the most housing.
Also, I'm starting a software corp for leverage my data mining skills and have been success in accessing public recorder of deeds data and am working on building a tool that will calculate ave/sq foot; tax assessed vs. sales; $/acre; etc per property type whether SFH or boating docks. I have greater success in accessing this data from New Hanover County and Pender County, but haven't figured yet New Bruiswick yet... looking for any ideas out there if you have them. I believe this is similar to Zillow that come and looking to build a rival app product.
