Welcome to BP @Luke Buck You are smart to be concerned about the risks.

Considering I have not yet gotten a deal closed and this person is highly motivated (wants to sign papers in a week before she goes back home - out of state) I want to jump on it but I'm trying to be smart about things.

I am not super smart so I try to keep it simple. 

The buzzer system has gone bad and I have been quoted 2.5-3k+ to essentially put in a new, but still same technology system that has been used for the last 20+ years.I've been reading a lot about wi-fi connected smart deadbolts that you can open with a phone.

I saw oil as the opportunity everyone was kicking down this past January and was smart (lucky) enough to throw a decent chunk of my 401k in it then.

A smart investor takes off the rose colored glasses when they analyze their portfolio.

Keeps the spam down that's for sure, although some aren't even smart enough to take us off of their email blasts.

I started researching leak detection devices, and was wondering if anyone has experiences good or bad with these.
