Newbie in Colorado
Soooo, it all looks good on paper and I can see the benefits. I want to make it happen but until I can really understand the risks I will hold off on investing. Understanding the risks and seeing what strategies work is why I came to this site. Once I start making investments I will start sharing my experiences. Until then I will be reading and asking questions.

Welcome to BP @Luke Buck You are smart to be concerned about the risks. Despite claims otherwise real estate is VERY risky. The big advantage to real estate is you risk is proportional to your knowledge. The risks are easy to understand and mitigate if you take the time to learn them.
