Kansas City new investor

Hello BiggerPockets members,

My name is Jason Cunningham and I am from the Kansas City area. I have enjoyed the first 34 podcasts and have decided it is time to break onto the scene. 

I am currently working on a buy and hold strategy in an attempt to supplement my income until I can quit my job. I don't have any delusions of grandeur. More of a down to earth approach. I am not super smart so I try to keep it simple. I currently have two rentals in Springfield Missouri that are doing great. I am sitting at about a 50% equity mark and that or better is where I attempt to acquire my properties. It gives me about $400 a door cash flow. I am currently working on a another deal in Springfield and one in KCMO. When I say working on, it means they are far from done. I usually buy property that needs work and then rehab and rent out.

I am almost fearless and have no problem with the whole analysis paralysis thing, but I am careful. I have been fortunate in that I found a great mortgage banker that turned out to be a portfolio lender. He is very comfortable working with me; I suspect because I have almost no bad debt and quite a bit of equity. I hope that doesn't dry up on me or I may be back on the site looking for help.
