If you owned a plot of land, how could someone in my position motivate you to sell to me?

I am currently an apprentice electrician and very motivated to get into real estate investing.

I find that this motivates them to do the same.

Real estate is the wild wild west, you can negotiate anything with a motivated enough party.Good luck. 

The rental rate is high enough to justify having a month-to-month lease and motivate her to move out.

Rent control creates an incredibly predictable pattern of which investors can do 1 of 2 things....either bitxh and complain....or take advantage of it and get rich.

While walking around I felt so motivated.

In other words this is not a passive investment; motels need management and a small motel doesn’t afford the ability to pay for the type of management where the owner can play the role of passive investor.It sounds like you don’t really know if the owners are motivated to sell or not.

The property is in a trust with out of state owners that are highly motivated to sell, which leads me to believe I can get at a discount.  

@Eric Doe I think Texas is going to be a great place to stay and build your empire...about 100,000 people from California alone are flowing in each year.Check out and research STRs more, it's the best RE path I've ever seen.....this forum is an incredible resource....
