I know if owner wants to keep home and does not have money to pay for rehab then I can obtain a lien but that will require an attorney to go court to get judgment to force the sale of property.

You can usually ask for a higher interest rate and have the lender pay some of the closing costs, or you could roll the closing costs into the loan amount, or you could have it paid out of your cash proceeds.

More often than not, the owner would be named in any lawsuit resulting from the incident.If that rental property is owned by you personally, you would be named in the lawsuit and would have to fight to protect all of your personal assets from the plaintiff's claims both in court and with/thru your insurance provider.
