partner=homedepot is free and there is a free version sponsored by The Home Depot.I did not know how many free systems you knew of, and I did not know how many were at least backed by large enough corporations whereas you could rely upon the software being supported and updated for any length of time.

I think there is a lot of value learning and working w/trusted sponsors, ideally as part of the sponsor team where you really get to understand their model (markets, deal and track record) and then working w/investors who often have no idea how to get involved or have never invested in these types of niche REI markets such at multi family apartments, mobile home parks or storage units.

The funding portal needs to vet the sponsor more than the existing platforms do (they are not regulated on that department), and the funding portals have a whole section just for that in the 686 pages of rules.

I also think you should take your time and research good sponsors w/solid track records.There are other niches like mobile home parks and storage that are also seeing favorable trends such as shortage of affordable housing and folks leveraging storage due to increase in renters.Wish you the best.
