Large Property Syndicate and Wholesaler

My Wife Sacha and I are Airline Pilots and have been for some 23 years. We started our Real Estate journey shortly after getting married in 2000 whilst living in England. 

Unfortunately all the available property was way out of our affordability range (pilots don't earn quite what everyone would have you believe!) and so the only option open to us was to buy a 'junker' and fix it up. This we did in record time just before our daughter Charlotte arrived.

The home was a three bedroom 1535 AD gamekeepers cottage which had undergone many renovations over the following five centuries. We put in a brand-new kitchen with granite and top end appliances and a phenomenal bathroom.

The property also came with 3 acres of land which was an overgrown orchard. The Agent had considered this a liability and so hadn't mentioned it in the listing details. We cleared the four foot grass and cut 18 feet off of the surrounding hedge! Having bought the property for £128,000 we sold it 18 months later for £322,000 our Real Estate investing career had started.

Since then we have bought and flipped many of our own personal homes whilst living in concrete dust and wood chippings and in 2006 having made an international move to Canada we began wholesaling from the moment we discovered that 'paper flipping' didn't involve the renovation work!

We have wholesaled property alongside work now for many years and eventually our business moved onto finding 'infill lots' for our quickly growing list of building and construction clients. 'Commercial' and 'multifamily' zoned land followed as our client base moved forward and our clients' businesses moved to bigger property. This led us onto commercial property which is our main focus.

We now find partners for Multi-family apartment buildings and Mobile Home Parks as an Exempt Market Product Issuer, sometimes also referred to as a real estate syndicator or a private equity issuer. We now have a large database and a thriving clientele in Western Canada now growing into the US Pacific North-West and Texas which is our main focus. We syndicate investors together with a number of partners into private equity deals with value add possibilities with high CAP rates.
