I am currently seeking a mentor(s) in commercial real estate investing.My goal is to concentrate on commercial deals in EaDo (East Downtown), Greater Eastwood, Greater East End, Magnolia Park, and immediate surrounding areas.If you are a commercial real estate investor with an interest in this part of Houston, and would like someone local to train, teach, or work with...I'm the guy.I currently have 1 commercial rental, and 3 residential rentals in another area of Texas.

Also, from pursing short sale leads, in the early stages just a after an LP, I've found owners are either in denial, hope for a miracle, figure they have a couple of free years, think the Obama train will save them, etc. and just don't seem to be motivated yet.

I would not advise paying the same, there is a big risk that you will get a crappy one (i have a really rigorous screening method), but my pay range is $15-25/hr (for clients plus 35% = 8% employer share taxes, 15% work comp, 12% overhead & profit).

You will have to pay for everything - website, customer contact software, advertising, signs, training, admin help, etc.Most people don't want to get their brokers license and go out on their own because they don't want their butt hanging in the wind.
