Not adding debt to my name, and more significantly, not being able to be approved for any more debt.Some points from our ownership agreement are:-Description of ownership structure ie. 50/50 and what funds that is applied to (equity, monthly cash flow, refinance etc)-who is responsible for what with the property-who is bringing what $$ to the dealThere are a few other things and more details to those points but the final piece that should be considered is an agreed upon process and person for arbitration should the partnership not dissolve amicably at some point.I have a positive history with the person who has graciously partnered with me.

If the basic elements of a contract are there in the active document (offer, acceptance, consideration), with all the proper information (correctly named parties, legal description of the property, price, terms and dates), you should have an enforceable contract.

Request or Obtain A fee schedule from PM prior to signing the contract Which has set rates for everything minor such as snaking drains and things of that nature.Anything outside of that should require approval and an invoice/ estimate attached made out from subcontractor, laborer or handyman With full description of work and contact information.

@Cameron Hoehne Typically for due diligence when buying a property, for example, an attorney would check the deed and survey to make sure the property lines and property description are correct.
