Buy it cheap, don't over rehab it and then sell it for a lot less than it would fetch in a nicer area.Last year I made over $33K flipping a house that was literally across the street from a sewer plant, had train tracks running through the back yard, was in the flight path of the municipal airport and while in a nice town itself was less than a 1 min drive (Unless you had to wait for a train to go by:) ) drive from arguably the worst city in the state.Sold it for about $100K less than I would have if it was like a mile away.

If you dig a 2' deep by 2' wide trench around the high side and down the sides of the home draining away from the home, place perforated drainage pipe on top of 6" of 3/4" gravel and tie the downspouts into that, then fill the trench up with the gravel you should never have another problem with the water in the house again.Also excavate the lot on the high side down at least 4" below the slab top.

Those that do it right and fast tend to get clients and once their business fills up they raise their prices or scale their business up which also requires price increases.Unfortunately since there is a low barrier to entry, there are even some in the business that do none of the three.
