Day 18.Tenant calls Property Manager to say they will actually be coming in to pay today.Property Manager calls to tell you the rent will be paid later today.

My advice is to get educated as much as possible and take action!

If I buy a property in need of work or improvements my after repair/improvement revenues are fairly predictable because they are based on what that market is generating today for a similar property.

I am considering an off-load of the day to day management.Best,Mike

I had a note investor today tell me he rather have 100 notes vs 100 units.His reason was no toilets, termites, tenants.What about the benefits of depreciation, equity, etc in owning the real estate?

Invest in good education!

Its hard enough buying here and knowing the market like I do but to expand out to an area is a complete mistake until you are well grounded, knowledgable, financed and educated on the entire investment processes.

I met with the structural engineer today and he believes that it just needs a few lally columns and an lvl to fix the problem, other than that it has been fully renovated.
