I am a 20 year old college student and I have been interested in investing in real estate for almost 2 years now. I have studied deals and learned a good amount about the process. I am located in Arkansas and really just interested in starting to build my portfolio. I have a few deals I am looking at but what do you suggest for a college student still learning with a small amount of capital?

Jackson,

I am not a professional advisor,

First and foremost, Don't let anyone tell you that you can't do this. You just have to find your choice of paths to take.

I have been laughed at, ridiculed, and been told that wont work, by the people with paralysis of analysis.  The non believers, the no risk takers.

Something you might consider is taking a look at your strength and weaknesses, I did that and partnered up with someone who brought those things I didn't have to the table. found a mentor,  And a carpenter,  I wasn't a Carpenter, so building things wasn't in my forte, I had a friend that was. I had a knack for finding the deals,  Had credit ratings and relationships with the financial institutions. We became partners, and Have been purchasing Buy and hold properties for 15 years now.

There are so many ways to make real estate work for you, keep looking, studying, and talking real estate. you will find the opportunity your looking for. We found and worked on one aspect of real estate, find deals, rehab and rent, all no money down, with rehab money received at the closing table. we did not do the refinance to get the money out , the BRRR method. We chose to keep the equity in the property's and reinvest , reinvest. We have flipped a few, We have offered owner financing, but we keep going back to what has worked. With the equity's in our properties we can now leverage about any deal we need to make.

There are so many so called professionals on here, Each person looks at a deal differently, Everyone is absolutely right in there minds. My partner and I look at a problem, we each make suggestions, sometimes our suggestion is to call someone else for there suggestion. . keep an open mind, and listen for the one that makes the most sense.

Good Luck my friend.
