Take care of your tenants by offering extra perks that others don't offer...like washer/dryer, Wi-Fi, small grid-tie solar system.

If I was you, I would seek out a small local bank & try to obtain a commercial loan for each property you want to buy  .If you can't do that then I would seek out private money from somebody that you know or know of.I would also strongly suggest trying to get the owner to finance if you can.There are lots of ways to get money, but hard money lenders should probably be your last choice.  

A few small cracks and they may require a complete replacement ($2400 approx.) for a standard 2 car.  

You might start out as a bird dog at first and bring them some solid leads and take a small finders commission to build the relationship, and then ask to work with them on a deal you bring them to learn hands on.

Hello all, I'm a small investor who is looking to expand in the next year.

I'm small real estate investor looking to network with like-minded people around the Modesto, Stockton Area.

Some sellers will get offended if you offer less than $5000 EMD, some are more flexible and open to small amounts. 

Now, to be fair, he quoted us $130K to do everything on the two moldy properties that came on this acre of land, the mold remediation alone for both properties was about $30K itself ($15K for the big house, and $4k-$6K for the small house — as he was unsure the exact price since some walls in there maybe kept or maybe not depending on what they find when they start demo).
