It’s not great having a system that can’t be checked for accuracy.

Therefore a slow leak that could have been repaired easily just turned into expensive water damage, mold, restoration work, vacancy, etc. and good luck getting the tenant to pay for all that even if it is their fault and no matter what your lease says.

(high end) It is on City water and has a lagoon system that was just certified in 2017 for 5 years.

If an HOA board votes to buy a new product for the community common usage, such as a new entry point access control system, are they able to depreciate that hardware in any way?

Water and sewer are sometimes covered by landlord no matter what.

Does anyone have issues with the PM system?

I am purchasing my first multifamily property which consists of 10 units, tenant will be responsible for electric but owner is responsible for water, trash, and sewer. 

You do not want to take over a house that is under water. 

Insisted on coming in after a big storm a few weeks later to confirm no water damage (even though we sent photos).
