Cold calling/ Driving for dollars How did you finance this deal?

I am pretty focused on sustainability so my updates are going to include a lot of LED lighting and water saving measures, going to be one big green money-making machine here soon.Tenants on the other side came with the purchase so haven't gotten to test out the ultimate guide on tenant screening yet. 

I hence want to test water to see what it has to offer. 

That means that while Plymouth, Bristol and Barnstable counties are getting a cold rain, the Worcester Hills are getting pounded with snow. 

Rather a dose of cold water now than a flood later!

If electrical wiring and plumbing are damaged, worst-case scenario you are looking at all copper wiring and copper water lines being stolen.

Completely new kitchen, bath, high efficiency HVAC, new water heater, everything freshly painted, re-finished existing hardwoods.

The current lease states the landlord is responsible for water, sewers, and garbage.
