Its  materials are of builder quality (vs a hotel's more industrial quality), so the wear shows.As for the unit, the issues I have seen are:Walls repaired then repaired over with paint of a different shade; it is a patchwork of color and paint finishesBathroom door hook missing; ripped out of door.Toilet seat missing 2 feet (so it wobbles)Stand up shower separating from the drywall (large vertical crack)Mold outside the shower glass doorsGlass rotating plate missing from microwaveElevator call button surround smashed and cut upAcoustics between floors are terrible or we have Elephants in the STR upstairs.It is clear that the cleaning staff is either not reporting the issues to the local room wrangler or they just don't care that much. 

They told me they passed with flying colors and that's why they did it.

I rather have low rents and good tenants than high rents with not so good tenants- but getting good tenants in a reddish color area crime wise may be a challenge.  

It's based on rental comps that have nothing to do with the property in question2 - The sites will give you renges (color coded) for high, low and middle...and those don't apply to any rental.

But what about renovations that do not involve walls like changing carpets or flooring or cabinets.Also, can a contractor just paint the walls again a different color without disturbing (if its not chipped or damaged)?

Not only is it extremely easy for someone to rank 1 on youtube, when anyone does a search on google, your video has a good chance of popping up in the  text only all same color boring google SERPs.

Your goal is to get the place rented to a high quality tenant; not to give them an excuse to say "no" because they didn't like the paint color in the third bathroom because they saw it on your website before seeing the unit in person.
