Unlike residential real estate that's appraised based on comparable sales (i.e. comps), commercial real estate is appraised based on its ability to produce income.

It will still produce some sort of income whether it be paying down your mortgage or enough for you to cash flow. 

Along the same lines, you have to look at the ability of each individual lot to continue to produce income.

I won't go into detail about the cat unit, but let's just say it produces $13,000.00 worth of a petroleum product every minute. 

If they can not produce W-9s or COIs because this is a side gig for them, then we do not authorize any work with them.

I have connected with a lot of rehabbers, flippers, and wholesalers, all of them thanking me for either following them, or vice versa. but I have yet to see a deal come of it.So I just us it to stay connected with them, in hopes that it will produce something.

My ultimate RE goal would to have a company with some great marketing campaigns in place that produce leads with lots of profit potential … completes several well-managed residential rehab projects annually … and has anywhere from 10-20 long-term holds.

The guy who got a call, has tons of videos on youtube about I know that a few people on this forum (myself included) were talking to the production company that did "Flip This House" about a new showing they are planning on launching later this year...My team and the team of at least one other rehabber here on BP spent a couple months submitting videos, talking to the producers, etc.
