Hello BP, was just listening to Williamson Moore's webinar on Rental Arbitrage and was wondering who else is out there doing this strategy?

Most people will pooh pooh the idea.  But it does work for a minority of people in the right market.

You'd be better off buying a bank foreclosure, furnishing it yourself, and self managing it.  That's what I do.  23 STRs, 83 beds.  My tenants are refinery contractors. Welders, pipefitters, boilermakers.  Big burly guys driving jacked up 4x4s, they chew tobacco in their sleep and have neck tats.  If you saw one in an aisle of Wal Mart, you'd skip that aisle until he was gone.  I'd punch him in the arm and say "What's up mofo".
