Hard money loans are often short-term and designed for projects with a clear exit strategy.

Keep in mind that Fund 2 is the oldest active ODC fund and relatively far along in terms of park stabilization and value-add.  

There are much better lenders out there with better rates, and terms. 

From an initial impression, this makes the process of long-term investing much more convenient, and the only fee (apart from regular agent/lender commissions) is the property management fee!
