When they took possession of the house after the lease back, there was massive damage, broken sinks, destroyed hardwoods etc.And as I understand in most of these cases, you arent given a damage deposit, they are paying a daily rate equal to the mortgage and are in the situation if they dont move out that you have to go thru the eviction process.I am not saying you shouldnt do it under and circumstance, but I think its important to recognize you are taking on risk.

I successfully control millions of dollars on a daily basis and yet a handful of SFRs could be my downfall.Heck, I've gotten away with this ho-hum attitude for 5 years now and it's increased my net worth 5 fold.

I printed it off, it's now on my board of things I look at daily.  

By participating daily on BP, answering questions, posting etc is how I meet people from all over in different areas of REI.I do not have a huge list yet, so when I find deals, I ask people I already met for help or to put the deals to their buyer list and we will split the profits.

@Joe Kim  PS I also have a deposit on a  3 and will buy one of those as well for my daily driver and probably trade in the S at that time.. then buy a new 3 every 3 years.. at least that's the planI like ATL WAY more than Texas for darn sure...
