Courthouse leads in CA

Heading to the local courthouse to see what type of leads I can come across. Probates, Divorce, tax delinquent list etc. Trying to mix this in along with my direct mail campaign. Any advice on getting leads at the courthouse? I'll provide feedback of what I find later after my trip. Thanks

@Account Closed Online probate files?

I use this website 24/7 to research files in Sacramento county:

From my past experience as a beneficiary it's a slow process and if the heir's are fighting (10 of us) probate can take a long time. The heir's can be demanding, tensions run high and the stress of inheritance and disputes often arise. The decedent (dad) was the "glue" holding the family together ~ without the "glue" the family ties are weakened.

The heir's right's also include the right to information about the assets, accounting of the transactions and the right to receive distribution. (I received mine)

The PR (step-mother) has a fiduciary responsibility to administer the probate estate properly and timely. The PR must marshal/inventory all of the probate and appraise assets. Any missteps (forms not properly filed, etc.) then the PR under certain circumstances may be surcharged. 

When an investor views a probate file there's a loss of privacy for PR and heir's.

I only post this from again my past experience and I am not an attorney and not giving legal advice. 

Consider sending your marketing material to PR's  representing an estate (probate) without an attorney ("In Pro Per").

Two good books that I still reference are "How to Probate an Estate in California" (23rd edition) and "Inside a Probate Sale - A Real Estate Agent's Guide". Google both titles to learn were to purchase.

For Placer county I still have to physically visit the courthouse. For copies of any document the cost is usually 0.50 cent per page.
