They do not post negative information, whether a tenant misses a rental payment or not.I don't require my tenants to use it, but I strongly encourage it and point out it's an easy way to build/improve credit for a bill they're paying anyway!

We rehab and own mostly single family properties in better chool districts outside of the MPS Milwaukee Public School system, which BTW is very challanged and covers most C class neighborhoods.Cheap properties look good on paper, but I encourage everyone to look into the cycle of deferred maintenance, capex, tenant wear and tear, cost of PM, etc leading to a reluctance to re-invest in the property, leading to a lower grade tenant, leading to more wear, etc.

They can go up and over it in an instant.I noticed you installed the crossbar above the fence (this will encourage that behavior).Also fences come in 2 varieties, rounded tops and sharp tops.This is a more C/D area type of fence top.Also,Good Luck!

The post card style makes it appear more personal.Hand written notes to past clients: If your past client was happy with your work and help and personal hand written note will warm their hearts and being reminded of there good experience working with you will encourage them to use you as an agent again and may get them thinking about there next real estate move.

Check out the legal notice pages of our local newspaper.Some banks will list them on their website.Try websites like Zillow or MLS but I don't encourage looking for foreclosure properties there since everyone has access to them.If you want yourself out of the competition try to find off-market deals.

This encourages the tenant to clean the house pay the last months rent and give keys on time in order to get their larger deposit back.

And I would encourage you to even cap your max bid lower than that, since you still have to account for any property that is still occupied (and that you might have to do "cash for keys", and that occupants can become irate and inflict damage, plus other factors...)And of course, purchasing with the above 65 to 70 percent rules does not guarantee that there will be positive cash flow; those formulas usually are used for re-sales.
