26 and looking advise

Hi! I’m new to the site. I’m 26 years old, been self employed for 3 years with an Hvac repair business. Purchased a 400000 dollar house in Everett WA in January of 2019 with 20% down. I live in the master and rent out the other 3 bed rooms, which covers the rent. I’ve got 120,000 dollars saved up for my next deal and qualify for a loan amount of 900,000. I feel like I’ve reached the end of my expertise, which is why I’m here. Looking for advice on investing in multi family building and investing further from home (out of State). Any advice or encouragement is greatly appreciated. If anyone is in the Seattle area and interested in grabbing coffee to discuss strategies, I’m game.

120K saved at 26 you should be giving advice LOL, well done!!

Don’t move to fast. Lots of studying, find a great market with a team you can trust and don’t put all your eggs in one basket.
