Hi All just wanted to get a second opinion on a short sale Tri-plex I am under contract on.So the Purchase is $357k its a 2/1 house plus a 1/1 and studio guest house/casita out back The 2/1 has been rented out in the past for $1500/m my rental comps show more like $1400The last tenants were rough on the place and it needs $6k to $8k in interior work.The 1/1 is fairly large and is currently rented for $1100/m, comps support it and the tenants seem pretty comfortable and want to stay.

Well I have the audio version and listen to it in the car.

I find the audio books and blogs much more focused and helping than the podcast which is more fluff and hype.

There are more things that can go wrong, etc.I have owned and operated numerous small vacation rentals including 1 and 2 bedroom condos and even studio guest houses.

I prefer to live minimally and a small, studio-sized space with internet and basic amenities (electricity, water, etc) would be great for me.

One for rental investing and the no to low money down investing, as well as the audio book that I have been listening to.

We are looking for a small studio or two bedroom fixer upper.

It’s in a class B neighborhood and has a brewery, coffee shop, and pottery studio within walking distance of the home.
