RE is a stable asset...future equity will be there even if there is no appreciation....your tenants will eventually create a nice equity nest egg for you. 

@Pierce Lovesee We use Appfolio but you can also look into document signing software like docusign and that should do what you need.

Has anyone out there try and refinance their asset to purchase another property and bundle both properties into 1 mortgage? 

But another thing you have to look out for as an agent is people that want to flip, have no liquid assets, and have been taught (by a guru) to make offers first and get hard money next.

Such institutions have a different business model, and allow an IRA to invest in anything the IRS rules allow for, not just publicly traded assets.
