I have been in Business for 2 years and I am doing wholesaling 1 deal a month consistently I have an American Cold caller who calls 20 hours a week for me and I call myself for about 10-15 hours a week.

Does anyone have any advice or references to setup the structure of the business so that we are compliant and that I can qualify for conventional financing while he puts up the equity.

Cold calling potential sellers needs to be quick and get straight to the point: your a local small business and you're looking to make an offer on the property, are they interested?

If you only have a tiny list, it is definitely recommended that you mail multiple times to the same list.

I understand that these plans are for self-employed individuals or those running a side business of some kind.

Returns can be good if you treat it like a business and operate in the top 10% of owners with regards to pricing, theming of the home, the community you are in, responsiveness, cleanliness etc.
