mailing out cold letters

I have a small list of leads on vacant or run down homes that I would like to send mailers out in hopes to purchase the homes. I have never sent a mailer out before and looking for suggestions anyone may have. I plan to hand write the letter to keep it personable and local. I think I'm making this harder than it probably is. Anyone have good success with mailers that can give me some pointer on maybe some do's or don't?

Stick with personal. What is the list build? High equity, 10 years owned or preforeclosure or absentee. It matters. This is for homeowners below:
