Called out on it by IRS and NY State Dept of Taxation, provided my documentation and cited the code to both entities, which resulted in avoiding tax court and a reversal of tax liabilities.

It's a great place to store your cash until you find the right opportunity that works for you plus all the other benefits it provides (not least of which is flexible terms and liquidity when you DO find somewhere to invest your money).

I'm my opinion they are both good HML providers, LendingHome was good to me and worked with me when I had no experience so that was a plus on the flip side (no pun intended), Renvo is top notch, I can reach out to Eric Workman, the  VP of lending, anytime as I have his cell phone and he typically gets back to me right away whether its text, phone call or email.

One has a hard deadline otherwise the buyer may lose the home and the lender may lose the ability to provide the loan.

You need to know the players in the market, the brokers, the property managers, the contractors, and so on and so forth.

I value that because those tenants provide me with low turnover costs, low maintenance costs, and require very little time of my time.

I won't able to provide accurate advice without seeing it first.
