PML for fix and flips and short sale

Hi, 

I am just wondering what a potential PML would be looking for in a deal. I am wanting it to be a win/win situation for everyone so we all walk away happy and with money in our pockets. Just wanting to provide the best value I can to my PMLs

@Danielle Owens  In addition to the above, most importantly how is the PML going to be paid back?  If the deal doesn't make money, how is the investor going to be paid?  Are there cash reserves?  

Also if pitching projects, add in the strategy: are you flipping?  Buy and hold? etc.
