Note investing is research and capital intensive and requires a good knowledge of consumer protection laws, but once you get a note to re-perform and you are collecting cash flow with no headaches of ownership, IMHO its a very good business model.

Often lenders (specifically Fannie and Freddie) look for student housing experience on both the ownership and the management side.

@Thomas Bender There is a potential that it could trigger a “due on sale clause” if the ownership is transferred...even if just from you as the individual to an LLC.

That's why I'm wondering if I can just record a deed that transfers my ownership to my trust and it's implied that it's only what I own (which is 60%). 

The new ownership of FLS has a young new vision for foreclosure reporting and training, a vision that I have confidence in.
