Seller divorced and lost home to ex wife

Hi I contacted someone on the delinquent sale tax list to see if they were interested in selling their property, the guy I spoke to told me that his wife won the house but his name is the only name on the tax bill and I have yet to find his ex wife's name and he seems to not want to gove it to me, will I need to work with the wife or can i work with him since his name is the only name on the tax bill?
