I have a good relationship with the neighbor across the street and he let me know that the people in the house next to my rental have been driving through my yard to park their truck in their yard.

@Michael Borger Driving for dollars?

I’m in growth mode so right now most of it goes to REI.  

I would rather drive for 3 hrs than have to fly & pay for a hotel for a few days to take care of issues & then fly back. 

I think one of the reasons has to do with the proximity to LA and SD, it's just a couple of hours drive, which makes travel easier for large groups. 

This saves me and staff time from driving multiple times to properties, it prevents wasting time in the event of a no-show, and I found it creates a sense of urgency in potential tenants as when they come they see other folks looking at the unit. 

Having them drive out 30 minutes to look at a retaining wall to turn around is not on the "fun list". 

All with little if any wage growth. 

This community is amazing and nationwide multifamily real estate investing is what I do all day ;-)BTW, you may or may not already be practicing this strategy but save your time driving to places you probably won't buy anyway.
