I'm still educating myself.

I've been reading the forums, listening to podcasts, and taking in as much as possible to educate myself before taking the investment plunge.

Keep reading, posting questions on the forum and getting educated throughout the process.

It has been two years of my real estate education together with books and BP podcasts.

Do you provide move in and move out reports How many pictures do you take of the property prior to tenant moves in and after the tenant moves outDo you get weekly reports when the property is vacant what prospective tenants are saying about your homeDo you provide monthly newsletters to your tenantsDo you hold investor education classes to help me become a better investorDo you have single point portfolio based management services?

Last but not the least, A VERY good property manager who can educate you on a market, help you form a strategy, fit right into your due diligence process, and execute on a clear takeover game plan as soon as you hold title! 

I personally wouldn't swing for the fences when you are still in the education phase. 

And perhaps look for somebody who is willing to educate because there are definitely some gaps in OPs knowledge.

@Louis Davis i was thinking wholesalling was like door to door sales or itch. its never something ive ever done hence why i said not fitting my personality. so far all i know in real estate is the education, the hands on i am clueless about and that s what i am eager to get into. i want to do it safely and right, mistaes might happen along the way but i am a believer of learning from others mistakes also. i am still trying to figure out if 40-70k is enough  i actually was hoping it is tbh. i am asking here because i feel someone in here most likely is in the trenches working their real estate business and wouldnt mind sharing some expertise. im very serious about this and im just asking in order to know how to better move foward if any of that makes sense lol

Because I'm in education, I can go somewhere else to do the work.
