Finding multis for BRRRR

Good afternoon! I am interested in picking up some quads that can be used for BRRRR. Suggestions on what tools to use to search for them? I've tried Loopnet, the MLS, and various wholesalers, but finding a good candidate (in somewhat bad shape, but a good area) is like looking for a unicorn. I'm in a unique situation. Because I'm in education, I can go somewhere else to do the work. I'd prefer to stay within two hours of home or places with close friends or family: Atlanta, Chattanooga, Omaha, or Washington, D.C. Thanks in advance!

Thanks for the reply.  Thanks for the reply.  I’m in DC, actually, but most of my family is in metro Atlanta or northeast Georgia.  The high cost and lack of multis in my region forces me into other areas.
