I wish I could be of more help but I am on the other spectrum of commercial.I do the triple net leasing transactions and apartment buildings transactions but I do not do any property management or tenant rep as I do not enjoy that aspect of it.Do you use Costar tenant professional??

@Jerry K. and @Duncan Taylor I've purchased shares of a few agency REITs (annaly, Agency Capital), and even a physical triple net REIT (Realty Income), and have done pretty well.. are these the type of REIT's you are referring to?

If you inherited these properties you should have a stepped up basis wiping out past deferred gains if set up correctly.You could buy apartments or triple net investing.

I have a 2 family very close to downtown Springfield for 7 yrs or so , a good friend has 2 duplexes and triple decker. so I know the area and if you want an uphill battle Springfield is the place to goWhen looking at any area the local economy and infrastructure should be considered (especially for a buy and hold) , and I quote Ann "perpetual state of recession" no one seems to ever have consistent cash flow .There are areas but you want to be very familiar with these areas and even there can be rough one way or the otherjust my two centsI have some interest in the area because I know it somewhat but Worcester is definite step up and has my eye

Very often the FDIC also shares in the loss in value of the assets that it sells to the new bank.Rest assured, bank failures will again hit triple digits 'sometime' in the future.What I did not track were the total assets & deposits in the failed banks.
