So it's been a while, and I'm beginning to get a pretty clear picture of total costs, as well as projected room rates and expected income, so I thought now would be a good time to start throwing some numbers out.The total cost paid out of pocket to Homeroom, after the purchase of the house, will be around $24,818That includes about $8,480 for various purchases including furniture, appliances, kitchen stuff - dishes etc , smart locks and thermostats.

Agree with Kyle above, so you need to throw out gender, pregnancy, familial status, etc (just don't even consider it, mention it, or factor it into your screening in any way) then go back to your criteria and see if you have a qualified applicant.

Had similar situation with a tenant, not as bad but close, and they flooded their entire unit when their child decide to throw 30 wet wipes down the toilet.

I think we could all agree there are basically three answers:A) Stay the course - keep adding 10 bps for each year held based on stabilized market cap rateB) Take a little risk - use the current market stabilized cap as the exit cap tooC) Throw caution to the wind - use a cap rate that is less than the current market cap (*If you pick this answer what method are you using to predict a cap rate)Which answer would you pick and why?
