I have my reservations about the ductless systems due to air quality, cleaning and maintenance involved with tenants having pets, and the eye sore of having 6 of them hanging off the side of the building.

They have to get a letter from a MENTAL HEALTH PROFESSIONAL, holding a current state license for your state, citing that they suffer from a diagnosed mental health issue contained within the DSM-5 (Diagnostic and Statistical Manual of Mental Disorders, 5th Edition). 

The neighborhood is coming back together and this house is an absolute eye sore.

For what it's worth, I am working with a developer currently to bring A-class multifamily product (2-4 units) to the Vegas market since there is a sore lacking of it here.

You DEFINITELY do NOT want to count on a turnkey/wholesaler guy/gal to tell the numbers for an area, because you will be sorely disappointed. 

It stipulates reasons for when a tenancy can be terminated or a renter evicted.Under the ordinance, a landlord can evict a tenant "for cause" if a tenant fails to pay rent within three days of receiving a written notice, violates a material term of the rental agreement or uses the dwelling unit for illegal purposes such as distributing a controlled substance or using, manufacturing or possessing weapons and ammunition.Landlords also can evict a tenant who make threats to commit a violent crime resulting in death or bodily injury, or who continue nuisance or disorderly behavior that destroys the peace, comfort or safety of the rental complex.

Everything else about this story is highly questionable.This sort of thing is a very, very sore spot for landlords who work in ugly areas.
