Its definitely an interesting market with the population growth averaging in the top 3 - 5 for urban areas nationally but I completely agree with your sentiments: population growth isn't everything (i.e.

Often these people are the ones who built it so there is a ton of sentimental value there and they'll appreciate someone taking an actual interest in their park as something more than a money machine.

Not saying that's a reason to be greedy ourselves, just to observe general market sentiment.

I tend to agree with these sentiments.

I will add an item to this list and believe it should be near the top of the list: what are the current STR regulation and what is the sentiment.
