Tucson Mobile Home Parks

How are investors finding great MHP deals in Tucson? I pulled a list of all MHP owners from the Pima county accessors site and have been cold calling owners, with not much luck. This also applies to all of Arizona, Phoenix etc.

I’m pretty new to the niche and trying to my first part in the space! I welcome any good advice.

Looks like you are off to the right start! First, make sure you are actually calling the owners and not the park managers. Next, remember that you are not the only person calling these folks. They are likely getting 3 to 5 calls every week so you need to find a way to stand out. Don't go in with a script to buy their park. Instead, find a way to build a connection with them. Ask them about their park. Often these people are the ones who built it so there is a ton of sentimental value there and they'll appreciate someone taking an actual interest in their park as something more than a money machine. Don't expect anything from the first call other than to learn a little about them and their park. Now, keep calling the ones who didn't tell you to never call back. Maybe once a month at first and then every 2-3 months. You just want to be that first person on their minds when they do decide to sell.

I even try to set up a time to meet with them; take them out to lunch or breakfast. This is huge and will really set you apart from the other bodiless voices they hear through the phone. Might not work for you since you're not in Arizona but just something to think about.
