I see countless people shoot themselves in the foot on this and write down zero or even worse negative losses and think they can get financed.

Ok, that out of the way, my closing argument is I have done countless wholesales of more variations than I can recall and I am a-ok fine, I know many many others who are just the same and even a few who have hundreds and thousands of wholesales under their belt, all in MN, all without any problem other than the occasional person banging the "you can't do that" gong, well, their wrong.

When hours worked aren't look at, in my opinion, it illuminates the true reason that people work countless hours for minimal reward... passion.

As an example a software "tech engineer" can write code for Google, Amazon, Tesla, Salesforce.com, airBnB, Uber or any other countless companies. 

There are countless nightmare scenarios that can happen to absentee landlords.

I have gone to countless free seminars, have paid a few hundred dollars for programs from the gurus, and am in a coaching program right now.
