Honestly, unless you’re in a high-end market where buyers or renters expect it, dropping thousands on a sprinkler system probably isn’t your best ROI move—especially if the property has been sitting for months.

Some renters may hesitate, but if the rental market is strong and insurance is covered in your numbers, it can still work.

I did not see marketing costs, nights that you need to spend at networking meetings paying for dinners or memberships.

Since you’re focused on buy & hold multiplexes, consider networking with local investors, refining your underwriting skills, and researching markets with strong cash flow and appreciation potential.

@Mark Towey I don't "farm" areas personally, it doesn't really fit the niche I'm personally going after, but what I have heard from some major agents in my market lately is that farming is not near as productive as it used to. 

Is the Hanover market something that anyone knows much about regarding its future economic growth in relation to the rest of this central PA area.
