I don't know anyone in KF but my website developer, Investor Carrot, often talks about his property in KF.  

I have a Carrot site setup for that to rank for those types of phrases. 

I've looked into sites like Investor Carrot, Lead Propeller, etc and I'm wondering if anyone who uses or has used sites like this have any feedback?

To date have used Lead Propeller, Brivity, Top Producer, Kunversion, Boomtown, Real Geeks, and Investor Carrot. 

I have heard about Investor Carrot but want to hear from all of you what your thoughts are and who you use?

I also have google forms embedded into the blog so I can collect information from the seller.2) How can I compete with other Investors that use website consultants like Carrot, given I'm not a web dev?

You could drive for dollars, send mailers, put out bandit signs, create an online presence through a website like Carrot.

The way I use the "Cash for Keys" scheme is like the carrot and the stick.I start the eviction wheels rolling with the official '10 day pay or quit' notice (don't know how your area works), and I also offer them X amount of dollars IF THEY LEAVE by an earlier date, and leave the place BROOM CLEAN.
