My application process went smooth and yes we paid the sign up fee for the 100% financing, Yes we have an adviser, Yes we have a project manager.Yes we have access to 3 deals at a time, Yes the 1st evaluation is free and we have to pay for the others, I made sure to ask every question there is.

Rather than start our supply list over, we stuck with it and it was not a smooth process and through the process I also learned the savings by going to a big box versus local suppliers results in only a nominal to zero savings and not worth the extra hassle.The biggest lesson learned is that compiling fixtures lists is time consuming and unless you're engaging a designer to spec materials and fixtures to be used, like I do on my commercial projects, you need to be better prepared than I was.

@Brock Adams I have had some smooth closings there but very few they are usually clusters at the end.. especially if the attorney did not pull title until the last week.. you know how title can be in some of those neighborhoods..

I considered offering the agent to represent me as well as my buyer agent so that might help smooth him over (double commission), but would that conflict with him doing what is in the best interest of the current seller?

Whatever you decide for ownership split, make sure you pencil out ALL of the management and maintenance/marketing/cost responsibilities and break it down by what will go most smoothly.
