After almost losing this deal, I finally own my first investment property!!!

  • Purchase price: $66k
  • Financing: Private lender (100% @ 4.25%) - P&I = $324
  • Settlement Charges: $2763
  • Anticipated repair costs: $5000-10000 (depending on how much I do myself)
  • Anticipated rent: $1000-1200

Thanks BP community for all your help in navigating this process.

Now I just have to navigate the minor rehab and filling it with a tenant - should be smooth sailing from here :)
