Typical larger apartment building is buying for a 9 cap and trying to get a seller held second for good COC.I do not know values in CA but my clients that invest elsewhere say their states has 4.5 cap rates etc. and there is no yield there.2 main components are equity growth and cash flow.

Make sure you understand the time demands on owning rental properties versus your business or job.If you buy in great areas the cash flow tends to be low but more rent growth and equity buildup.

Ideally I would like to snap up a few foreclosures while they’re cheap and help contribute to the area growth.

Now if you land a 75k job or higher in demand with strong growth the debt can be paid down quicker.

I'm originally from RI, but moved to Texas 12 years ago and there is tremendous growth here in Texas as well as large land mass and I am sure that I can benefit from that.
