The historical numbers are clear that So Cal/San Fran has produced better ROI on average than those locations that have a better initial cash flow.So no brainer is to sell this property.

Recently, the appraisal district sent us notice letters on our four-plex and two duplexes stating that, "Apartment complexes now fall under income producing properties, so we must obtain some information from the property owner in order to be able to apply the income approach to value."

Get a new agent and have your partner (who you say has all the cash) to produce a bank statement with their name on it showing all of this cash with the account number blacked out valid within the last 30 days.Some people claim to have cash but it is really a hard money loan with conditions for funding tied to it.

I can understand the GC may not be at fault depending on the situation but I would never again hire whoever the person was that decided to grab a quilt off of a chair to clean up any mess let alone a toilet mess.Seriously, you have to be dumber than a sack of rocks to do something like this and I can only imagine working with whoever did this will produce noting but pain for you in the future.
