How has your CapEx and turnover been in your experience with 12 units?

Just speaking from experience after close to a decade in the Rio Grande valley.

It's helpful to work with a mortgage broker that has experience working with DSCR loans and ideally specializes in working with investors.

There are small local banks that will offer loan products for such properties, you would have to call around and see (small banks with about 5-10 branches often work best in my experience). 

From my experience, garage door issues can range from simple fixes to total headaches.

In Chicago, there are quite a few buildings with illegal garden units, and I thought it might be possible to live in one of those while I'm trying to make it legal with the city but would that be against FHA guidelines or conventional loan requirements?
