Investment Info:

Large multi-family (5+ units) private money loan investment in Harker Heights.

Purchase price: $120,000
Cash invested: $25,000
Sale price: $150,000

What made you interested in investing in this type of deal?

Motivated seller with all units occupied with tenants

How did you find this deal and how did you negotiate it?

Realtor.com. Owner Finance

How did you finance this deal?

Owner finance with 25,000 down payment

How did you add value to the deal?

Painted the buildings and Managed the property myself. Was hands on with tenants which established trust and was able to get information.

What was the outcome?

Sold the property because i was going through a divorce.

Lessons learned? Challenges?

Finance the property for a longer mortgage. If i would have financed it for 15 or 20 years the payment would smaller which would have allowed me to have enough money generated enough money to pay all expenses including taxes
