New to Wholesaling & Have some questions

So on May 6th of this year, I started my real estate journey after a very rough first year of college. Throughout May as I was working through my classes and started to learn more and more I realized that this is something that I not only enjoy learning about but also think I'd be great at it.

With that being said anytime I was not doing class work and studying I was taking the time and reading about all things real estate and this past Saturday I learned about wholesales and was very interested so when I got home Sunday I spent the entire day learning about all things wholesale and was actually very confident in my ability to do this. So by Sunday night I had watched and read enough to start diving in and I created a small " buyers list " in about an hour. So Monday morning I get the script I made together and I just go for it and ill admit cold calls are scary but never something I've been afraid of so after about 4 calls I get a guy who is interested in what I have to say and remember this is day two but I am able to get myself through the conversation ask him enough questions to have an idea of what he would be looking for and he was like all right. text me your name and number and let me know when you have some thing. Then I call a couple more people and get a couple more no answers or not interested and then I get a hold of this lady who right off the bat was very polite very sweet and we hit it off right away. Our cold call turned into an hour long conversation of just getting to know each other etc.

Next thing I know she’s inviting me to a local investor event on Wednesday and telling me for how new I am that I’m already doing really well and to just keep doing what I’m doing. So of course I keep looking for ways to get in contact with cash, buyers and I end up finding out that the local auction is happening literally the next morning. Well, to my surprise, the lady, I just spoken with was also going to the same event. And we were able to meet. At the auction I was able to talk to a couple other wholesalers and ask some questions and get some business cards and After the auction her and her husband invited me to lunch and I was able to sit down and talk with them and build a really good connection.

She said for me being on day four of this I’m already doing very well and that I have a lot of potential in this field she suggested that I don’t focus so heavily on trying to get a list of buyers because trying to find a property is gonna be more difficult. So of course that’s exactly what I did when I got home and I just finished looking at some properties and I’m gonna go Driving around tomorrow looking for more after the presentation. All that being said, I still plan on finishing my licensing because all that’s gonna do is just help me more. I just wanna make sure I’m marketing myself And making connections and doing all the right stuff. I’m only 19 but I feel like if I can keep up this pace and keep up the motivation and I don’t get discouraged when contracts don’t work or buyers back out and just keep on pushing I’ll be successful in this.

I’m only on day four of this wholesaling journey, and I already feel like I’ve learned so much and have done so much and it gives me a lot of hope to be successful in this. If you’ve made it all the way to this point and again, sorry for the long read but I’d love to hear any suggestions advice so or really anything you have to say to someone new and starting out.
